Painting Contractor Webster Groves, MO

Webster Groves MO Service Area
HBP Painting Contractors paints houses in Webster Groves, and the age of the housing here decides most of what a job costs. The median Webster Groves home was built in 1952. Of the city’s 9,921 housing units, about 35% went up before 1940 and roughly 80% before 1980. That means wood siding, wood trim and decades of existing coatings, which is where the hours go on a repaint.

What Painting Costs in Webster Groves
We publish St. Louis metro ranges rather than making you call for a number. A single room runs $350 to $900. A whole house interior runs $3,000 to $8,500 and up. Cabinet painting runs $2,500 to $6,500. Those are general estimates rather than a formal quote, and the full breakdown sits on our interior painting and exterior painting pages.
What Moves the Price
What moves the number in Webster Groves is prep, not paint. A house built in 1952 or earlier carries more linear feet of wood trim, more coats of old finish and more failed caulk than a 1990s build, and every one of those is labor before a finish coat goes on. The accurate figure comes from an on-site look, and that estimate is free and written.
Financing
Financing is available through Wisetack on projects from $500 to $25,000, with terms from 3 to 60 months and APR from 0% to 35.9%. Details are on our painting financing page.
Our Products
On a house with seventy years of coatings on it, the primer and the caulk matter more than the topcoat. We spec both to the surface we find, not to a standard sheet.
Our Record
We publish our reviews rather than summarising them. Read them on our customer reviews page.
No Surprise Charges
You get a written scope before anything starts, and we do not add charges without your approval first. Request a free estimate.

Who Does the Work
Your Webster Groves job is painted by HBP employees. Our painters work directly for HBP Painting Contractors rather than being subcontracted out, so the crew that quotes the work is the crew that does it, with the same project manager on it start to finish. HBP has painted in the St. Louis area since 1983 and is run today by Cody Hartrum from our O’Fallon shop.
What Webster Groves Reviews Before You Paint
Repainting your house in Webster Groves does not require a permit and does not require a Certificate of Appropriateness. If your home is a City-designated Historic Landmark, that does not change: the city’s own Historic Preservation FAQ answers “No” to whether landmark status adds a layer of written restrictions on materials, and “No” to whether it means extra permits or fees.
The Historic Preservation Commission reviews a short and specific list: demolition of any part of a building, relocation of any part of a building, subdivision of a property, a lot split, or a boundary adjustment. Painting appears on none of it.
The Architectural Review Board is the one that catches people out. The ARB reviews exterior improvements whether or not the property is a designated landmark, and by ordinance it has authority over every permit application for a building, sign or retaining wall. Ordinary repainting needs no permit, so it never reaches the ARB. Exterior carpentry can. If your job includes replacing damaged trim, fascia or wood sections that need a permit, that application can go to the ARB, which meets the first and third Thursday of each month at 5:00 PM with submissions due by 4:00 PM on the closing date. That is up to two weeks on your start date, which is why we scope carpentry before we book the paint.
Webster Groves also issues permits only to contractors registered with the city. Registration is $75 a year and requires workers compensation coverage plus general liability of $500,000 per occurrence and $500,000 for products and completed operations, with the City of Webster Groves named as certificate holder. A painter who cannot pull a permit here cannot do the carpentry, which leaves you coordinating two trades on one exterior.
What a 1952 House Changes About the Job
On an older Webster Groves exterior, most of what you pay for happens before the first finish coat.
Wood, not vinyl. Webster Groves homes from the 1920s through the 1950s are typically wood siding and wood trim, or full and partial brick with wood detail. Wood means scraping, spot-priming bare areas and re-caulking joints that have been moving for seventy years. It also means the paint has places to fail first: end grain, window sills and the bottom edge of every siding board.
Layers. A house standing since 1952 can carry a dozen coats. Where those coats have lost their grip, the work is sanding back to a sound edge rather than coating over the failure. Painting over a lifting layer buys a couple of seasons, not a decade.
Rot at the trim. Fascia, soffit edges and sills are where water sits longest. We replace damaged trim, fascia and small wood sections as part of exterior work rather than painting over soft wood.
Film build. A house repainted every seven or eight years since the 1950s is carrying a lot of accumulated coating. Thick film is why old paint lets go in sheets rather than flaking, and it is why the sanding and scraping stage on a older exterior takes longer than the painting stage.
Surfaces We Paint in Webster Groves
The exterior surfaces we work on most in Webster Groves:
- Wood siding and wood trim, the dominant exterior on pre-1960 Webster Groves homes
- Brick and partial-brick fronts, painted or limewashed
- Fascia, soffits and window sills, the first places an older exterior fails
- Fiber cement siding on newer builds and rear additions
- Stucco and masonry
- Detached garages, sheds and outbuildings
Webster Groves Historic Districts
Webster Groves has four historic districts: Central Webster, Webster Park, Marshall Place and Old Webster. Being inside one does not restrict your paint color and does not add a permit or a fee to a repaint. What it can affect is exterior carpentry or structural work that needs a permit, which the Architectural Review Board reviews on the schedule above.
If you are not sure whether your street sits inside a district, ask at the estimate and we will check before we scope any carpentry.
